In 2011, I was trying to open my first brick-and-mortar restaurant. Getting a space in Santa Monica, especially on the Promenade, was nearly impossible. Those locations were considered “locked-in success”: if you got a lease, you printed money regardless of quality. Today, they can’t give those spaces away.

In 2016, the Third Street Promenade was on the decline by still amazing. Before it was ruined. AMAZING. NYC was AMAZING. Even SF was not totally ruined. But in 2009. SF was AMAZING. See a trend? Shit can get fucked up very quickly. And it’s not easy to get back to good. x.com/cernovich/stat…
