Lucent Block, the operator of the real estate token securities platform 'Soyou', announced on the 20th that it has released its 11th real estate product, 'Yongsan Prugio Summit Medical Garden'. The public offering size is 1.06 billion won, and subscription is scheduled to begin in the middle of next month.
Yongsan Prugio Summit is a large complex building with 9 underground floors and 39 above-ground floors that was completed in 2017. It consists of three buildings: residences, officetels, and commercial buildings. A total of eight medical facilities are located in the commercial building.
The 11th property is a commercial complex with a contract area of 33.50 pyeong located on the second floor of the building. The company explains that it is a preferred location as it is located in the heart of Yongsan, which has various infrastructures such as shopping malls, large marts, and 4-star hotels.
This public offering was set at a public offering price 17% lower than the surrounding area. A long-term lease agreement was signed for 5 years with Medical Garden, a specialized company that operates pharmacy and hospital consulting, pharmacy franchises, etc., and dividends of approximately 4% per year are expected to be paid.
Lucent Block CEO Heo Se-young said, “The 11th property was selected after comprehensively considering Yongsan’s excellent location, its function as a medical tower, and future development plans,” adding, “We will continue to select properties with high potential to provide investors with more valuable investment experiences.”
